New industrial/commercial development
A four year incentive program will be provided to qualifying, new, industrial/commercial development based on net municipal tax;
Year 1 100 % of new net municipal tax
Year 2 100 % of new net municipal tax
Year 3 75 % of new net municipal tax
Year 4 50 % of new net municipal tax
This program will apply only to new property tax revenue generated by the development.
Industrial Park Property
Fully serviced lots in a variety of industrial parks will be cost for sale equivalent to the most recent assessed value. This price is negotiable as part of a larger incentive package.
Business Development Incentive Loan
The Sunbelt Development Group recognizes that a new and developing business may require assistance in raising sufficient working capital to keep the business operating and allow it to become established. Working capital by definition is “those funds that are required for expenses” as distinct from funds associated with capital assets. The funds provided by the Sunbelt Development Group will be in the form of a secured loan or raised through local investors. The collateral required repayment schedule and interest rates to be negotiated on an individual basis. Priority will be given to loan requests that generate new jobs or create capital assets. A properly prepared business plan must accompany each request as the amount of the loan provided will be influenced by the viability of the business plan.
Provision of Facilities
The Sunbelt Development Group may, as part of its incentive package, consider providing required facilities to qualified industry. These facilities would be financed and constructed by Sunbelt and provided to the industry on a lease to own basis. In every instance the first five years of the lease must be guaranteed.
